Project Update as at 2nd November 2017:

  • BCC has acknowledged the revised plans as an acceptable revision to support the DA
  • We anticipate that a DA approval is set for the month November
  • Civils and stormwater management contractor to commence on site month of November
  • Cottee Parker Architects have been engaged to further up plans and interior design

Project Update as at 27th September 2017:

  • Brisbane City Council has agreed to our changes to the DA
  • Reconfiguration to Unit 5
  • Traffic Control in relation to visitor car spaces
  • DA expected to be finalised by October 2017
  • Civils and Earthworks to commence after approval

Project Update as at 28th August 2017:

  • Working with Brisbane City Council Visual Amenities department on Unit 6 – 8.
  • These changes are in line with overall development height of existing character
  • homes that surround the development site.
  • Changes to the exterior cladding to Unit 6 – 8 to match character of existing
  • overlays of zoning requirements
  • We anticipate DA after these amendments are finished.
  • These amendments are insignificant in terms of DA approval and are working on a speedy closing to rectify our design with architects and BCC

  • BCC have agreed in principle the plans for storm water, traffic management and 8 townhouse development and commercial site – final approval for DA expected within the next four weeks

  • DA is nearly completed – we are working with BCC to rectify some minor traffic control issues with the two units facing Gladstone road and anticipate final approval shortly thereafter

Architectural Plans

Project Update as at 8th February 2017:

  • All sub foundation piers across the site have now been drilled
  • Concrete pour in preparation for storm water requirements will commence on the 21st of February
  • Civil work to commence on the 21st February

Project Update as at 22nd December 2016:

  • Stormwater management plan was approved by Council on the 14th December
  • Civil engineers are still on site
  • Concrete piers for footings have been laid out over the site and the townhouse foundation
  • Construction to commence after the 14th January
  • Site has been wrapped with advertising for the project and a sales office at the front is being installed over the Christmas break

Project Update as at 28th November 2016:

  • Design modifications for unit 5 & 8 have been approved with Brisbane City Council for a larger outdoor area, adhering to Council request for more private open space. This will create a better selling point for all concerned.
  • Landscape architects have been on site for the last 2 weeks, cutting back historic Hoop Pines as request by Brisbane City council in order to keep the tree. This work has been in preparation to allow for stormwater drainage and tanks to be placed on both the eastern and western boundary of the property.
  • Civil engineers have been on site for the last three weeks. Traffic control reports are being prepared for the head & civil works that will be commenced prior to the Christmas break.
  • Underground works are currently being carried out for telco, stormwater, drainage, main water lines and sewage in preparation for the slab pour.
  • Actual construction is scheduled to commence mid February with an estimated 7 month build time.

Project Update as at 24th October 2016:

  • Brisbane City Council is conducting flood modelling and storm water for building approval.
  • Decision to extend the external area of unit 5 and unit 9 has been made by the developer and BCC. This will bring the development into line with the character of Morris and Blakeney Streets.
  • A large 60 m out yard has been added to unit 5 and the communal area has been increased by 35 m.
  • The developer believes that this will increase the price per sq.
  • Land settled on the 19th October.
  • Construction loan to settle on 19th November.
  • 2 pre sales have been obtained.
  • Shop front is under contract pending formal approval for finance.
  • Fixed build price has been secured with Spraybuilt Pty Ltd.
  • The build price is $60,000 cheaper the feasability has allowed for.
  • Civil works to commence before the 25th November .
  • Sales and marketing campaign to begin around the 25th November.

  • Small modifications to the exterior of unit 5 facing Morris Street,
  • Larger communal area addressed with an increase to 80 sqm for 9 dwellings.
  • Civil and structural work to commence in 6 weeks
  • Fixed build contract signed September 7th with Spraybuilt Pty Ltd
  • Build time 36 weeks
  • 2 pre sales obtained for the units and there is a contract of sale for $265,000 pending finance approval.
